A unique personal alphanumeric code assigned to individuals (and entities) in Italy, used for tax and legal identification. The codice fiscale is similar to a Social Security Number or a Tax ID. It’s required for nearly all administrative procedures in real estate: signing a preliminary contract, appearing in a deed of sale, paying taxes, or hooking up utilities. For individuals, The Italian Taxpayer ID is 16 characters derived from one’s name and birth date. Foreign buyers must obtain a codice fiscale from the Agenzia delle Entrate (it’s free) – this can be done in Italy or through an Italian consulate abroad. Without a codice fiscale, one cannot purchase property in Italy, as it must be indicated in the deed and for all tax payments.
