IMU (Imposta Municipale Unica)

The annual municipal property tax on real estate (also called IMU imposta municipale propria). IMU is charged on second homes, luxury primary homes, and other property types (commercial buildings, land), but not on one’s main residence if it’s not luxury. It’s calculated on the valore catastale (cadastral value) of the property, using the rendita catastale multiplied by certain coefficients. Each Comune sets the IMU rate annually within state-set limits – often around 0.86% of the cadastral value for second homes (base 0.76% with leeway) . For example, a second home might have IMU at 0.99% in one city or 0.46% in another, applied to the tax valuation of the house. IMU is typically paid in two installments (by June 16 and Dec 16). Main homes (prima casa) that are not luxury are currently exempt. IMU replaces the old ICI and the service tax (TASI), and contributes to municipal coffers.
