Imposta Ipotecaria (Mortgage Tax)

A tax levied on registration of property transfers and mortgages in the public registers. Despite the name, it’s not only for mortgages; it also applies to sales. Like the imposta catastale, it is usually a fixed fee for most typical transactions since 2014. For example, on a sale from a private individual, the mortgage tax is €50 fixed (first or second home alike) and if buying new from a company (with VAT) it’s €200. When a mortgage is registered, an imposta ipotecaria of 0.25% of the loan amount applies for first home loans (2% for second homes) – banks often refer to this as the mortgage registration tax. In inheritance or gifts, the mortgage tax is 2% (with a €200 minimum) applied on cadastral value. This tax is collected by the notary along with other purchase taxes.
