In real estate, magazzino refers to a storage space or warehouse, ranging from a small storeroom to a large depot. Cadastrally it’s often category C/2 (depositi e magazzini) if not open to public, or D/8/D/7 if a larger commercial/industrial warehouse. Many apartment buildings include cantine (cellars) which are small magazzini for storage, sold or allocated with flats. In commercial contexts, a magazzino could be a backroom of a shop or a separate storage facility. When purchasing, note that a unit classified as magazzino C/2 isn’t legally a residence – it cannot be officially inhabited. Magazzini usually have lower values and different permitted uses than residential units. Converting a magazzino into an apartment would require a change of use permit and meeting habitability requirements.
