The classification assigned to a property in the Catasto, denoting its type and use. The system divides properties into groups with letters A (residential/use offices), B (public use buildings, e.g. schools, churches), C (commercial and storage spaces – shops, garages, warehouses), D (special productive properties – factories, hotels), E (special purpose – e.g. public infrastructure), and F (entities without defined income, like unfinished units) . Within each letter category, a number subclass further specifies the type. For example, A/2 is a normal civilian dwelling, A/1 a luxury dwelling, A/3 economic/low-cost dwelling, A/10 an office, C/1 a shop, C/2 a storage room, C/6 a garage, D/2 a hotel, etc. Cadastral category is important for tax and regulatory purposes – e.g., abitazioni di lusso are A/1, A/8, A/9 which exclude first-home tax benefits.
