A form of shared ownership where multiple owners hold title to individual units within a building or complex and jointly own the common areas. In Italy, a condominio typically arises when a building is divided into at least two units owned by different persons. Common parts (stairs, roof, entrance, gardens, etc.) are owned pro-rata by unit owners according to millesimi shares. Condominiums are governed by Civil Code rules (Art. 1117–1139) and often an internal regulation. They have an assembly of owners (assemblea) and an administrator (required if more than 8 units) who manages maintenance and enforces rules . Owners pay spese condominiali (condo fees) for shared expenses like cleaning, elevator, lighting, and repairs. Buying an apartment means joining the condominium, with both rights (use of common things) and obligations (paying fees, respecting rules).
