A housing construction or property that is subject to price and resale conditions by virtue of an agreement with the public authorities. In edilizia convenzionata, a developer builds on land (often granted by the Comune) with the commitment to sell or rent units at controlled prices to persons meeting certain requirements. The terms are set in a convenzione (agreement) which may limit the sale price, establish a maximum income for buyers, or require Comune approval for transfers. These properties are meant to be primary residences for middle-income or lower-income families. For buyers, it’s important to know if a flat is in edilizia convenzionata because you might need the Comune’s clearance to buy or later sell, and the price might be capped. After a certain number of years, some of these constraints can be lifted (often by paying a fee to the Comune to affrancare the property from price limits).
