Rata (Instalment)

The periodic payment amount in a loan or other debt repayment plan. For a mutuo (mortgage), the rata mensile is the monthly payment combining interest and principal that the borrower pays to the bank . Italian mortgages usually have fixed-rate rate costanti (constant instalments) in a piano di ammortamento alla francese (French amortization schedule), meaning the rata stays the same each month and gradually the interest portion decreases while principal portion increases. Rata can also refer to any installment in a payment plan – for example, if buying in instalments or paying condo special assessment in rate. If you negotiate a purchase with deferred payments, you’d specify the number of rate and amount of each rata. Missing a rata on a mortgage could lead to late fees and after several missed rate (typically 18 as per law) can trigger foreclosure. The concept is similar to “monthly payment”. In lease-to-buy or other structured transactions, rate might cover use and partial price. The term is also used for tax payments (for instance, IMU property tax is paid in two rate per year).
