Ufficio (Office Space)

A property unit intended for office use (administrative or professional activities). Such spaces are typically categorized as A/10 in the Catasto (uffici e studi privati). They can be found in office buildings or mixed-use buildings. Regulations often prevent A/10 units from being easily converted to residential without permits, and vice versa, because of different requirements (offices don’t have the same habitability standards as homes for kitchens, showers, etc.). When buying an ufficio, consider zoning – many city centers allow offices in residential, but some residential condos restrict use. If it’s part of a condominium, check if the condo rules allow professional offices (most do, but sometimes there are limits like no offices causing high foot traffic). Office spaces are subject to IMU tax even if it’s the owner’s main workplace (no “first home” exemption). VAT also often applies if a company sells an office. Financing might differ (banks may see it as commercial loan if it’s not easily convertible to residential). On lease, office tenants don’t have the residential protections but follow commercial lease rules (6+6 years). Note: studi medici (doctor’s offices) or studi professionali can sometimes operate in units not formally A/10 if it’s incidental and doesn’t disturb neighbors, but formally an office should be A/10. Buying an office to possibly turn into an apartment later requires a change-of-use planning permission and compliance with housing standards (windows size, ceiling height, etc.). Conversely, some purchase large apartments and change to A/10 for business use. Market-wise, office prices and rents are tied to business demand and can fluctuate with the economy.
