Multiproprietà (Timeshare)

A form of property ownership where multiple people hold rights to use a holiday home or resort unit for specific time periods each year. Each owner of a multiproprietà typically purchases a fraction corresponding to one or more weeks (often identified in a calendar) in an apartment or villa, often in tourist complexes. Legally, timeshares in Italy can be set up as a diritto di godimento a tempo (right of cyclical enjoyment) typically governed by the Consumer Code (which implemented the EU Timeshare Directive). Buyers should be aware that what they own is a usage right, not exclusive year-round ownership, and it usually cannot be converted to full ownership. Maintenance fees are shared and paid annually by each co-owner to cover management, cleaning, and repairs. Timeshares can be tricky to resell, and value may depreciate. Nonetheless, they grant the right to vacation in a property at a fraction of the cost of buying it outright. Some multiproprietà programs allow swapping weeks/locations through exchange networks.
