The fractional shares (expressed in thousandths, millesimi) assigned to each unit in a condominium representing its proportion of the total building value or space. Tabelle millesimali are the tables listing every unit’s share out of 1000 (some condos use 100 or 1200 scale, but 1000 is most common). These shares are used to apportion condo expenses and voting power in the assembly. For instance, an apartment of 100 m² might have, say, 80/1000 millesimi in the condo if the whole building is 1250 m² total (just an example, actual calculation also considers floor, orientation, etc.). If a condo expense is €10,000 for roof repair, an owner with 80 millesimi pays 8% (€800). Decisions in the condo assembly often require majorities both by number of owners and by millesimi owned. The millesimi table is drawn up by a technician and approved by the assembly (unanimity or certain majorities by recent reform). They can be adjusted if a unit’s size changes significantly (e.g., two flats merged). When buying a condo unit, its millesimi are declared in the building regulation or in the tabelle attachment, and it’s useful to know because it influences costs and voting weight.
