Attestato di Prestazione Energetica (APE – Energy Performance Certificate)

A certificate that rates a property’s energy efficiency on a scale from A4 (most efficient) to G (least efficient). The APE is issued by a qualified energy certifier and includes information on annual energy consumption, insulation, heating efficiency, etc. In Italy it’s mandatory to have a valid APE when advertising, selling, or renting a property (the energy class must be stated in listings). The certificate is valid 10 years. It helps buyers understand the property’s energy costs and any recommended improvements. An APE must be attached to the rogito (notarial deed) for the sale or the lease agreement.
