A technical report prepared by a qualified expert (perito) such as an engineer, architect, or surveyor, evaluating certain aspects of a property. Perizie are done for various purposes: a perizia di stima is an appraisal of market value; a perizia tecnica might assess structural conditions or compliance issues; a perizia giurata is a sworn report used in court or official matters. In mortgage applications, the bank orders a perizia estimativa to confirm the property’s value and condition before granting the loan. If there are legal disputes (boundary issues, construction defects, etc.), the court may appoint a CTU (technical expert) to produce a perizia. When buying, you might commission a perizia from a surveyor to check for hidden problems or to measure the property. The cost of a perizia is usually borne by whoever commissions it (e.g., the buyer for an independent survey, or the bank for a loan – though the borrower often pays the bank’s appraisal fee). It provides a professional judgement on the property’s features, which can be critical for informed decisions.
