Conservatoria dei Registri Immobiliari (Land Records Office)

The office that keeps the registry of property deeds and liens (now a function under the Agenzia delle Entrate). This is essentially the land titles registry – often referred to simply as Registri Immobiliari or Pubblicità Immobiliare . When a deed of sale or a mortgage is executed by the notary, it is trascritto (recorded) at the Conservatoria to give public notice and priority. Each province has a Conservatoria (sometimes more than one district). Searching the Conservatoria records (a visura ipotecaria) reveals the history of deeds on a property (sales, mortgages, easements, foreclosures). The Conservatoria is critical for due diligence – it’s where one checks that the seller has title and if any burdens (like mortgages or seizures) exist.
