The act of splitting one property (land or building unit) into two or more distinct units, legally and cadastrally. For land, a frazionamento involves surveying and creating new parcel boundaries (e.g., splitting a plot into two parcels), which must be approved by the Comune and updated in the Catasto. For a building unit, frazionamento means dividing a single apartment or space into multiple smaller units (which requires a permit, typically a SCIA or permesso, because it changes the unit count and often the floor plan layout). After executing a frazionamento of a building unit, a cadastral update will assign new subaltern numbers to the newly created units. All new units can then be sold or owned independently. Conversely, combining units is called fusione (merger). Notaries will mention in deeds if a unit results from a frazionamento (with reference to the approved plans and new cadastral identifiers).
