Ristrutturazione Edilizia (Building Renovation)

A building intervention that goes beyond ordinary maintenance – it involves remodeling a building, potentially altering its shape, volume, or intended use, but not creating an entirely new construction. Italian law distinguishes types of works: manutenzione ordinaria (ordinary upkeep), straordinaria (extraordinary maintenance), restauro e risanamento conservativo (restoration), ristrutturazione edilizia (renovation), and nuova costruzione (new build). Ristrutturazione covers heavy interventions like internal layout changes, additions, demolition and reconstruction (even with some changes within certain limits), etc. It usually requires a SCIA or permesso di costruire, depending on whether structural parts or volumes are affected. Renovations often qualify for tax bonuses (hence terms like bonus ristrutturazione). A property ad might say “completamente ristrutturato” (completely renovated) to indicate recent full refurbishment. From a permit view: a project to gut an old building and rebuild internally is a ristrutturazione. The highest form, ristrutturazione urbanistica, involves changes to lots or the urban layout. Buyers should ask if a property was renovated, and if so, verify permits were obtained and closed properly with an agibilità update. Buying pre-renovation, you’d plan for a ristrutturazione and should factor in permit time and costs.
